As businesses ramp up their efforts to attract employees back to the office, this ‘flight to quality’ is about more than modern bricks and mortar buildings in desirable locations; it’s also about creating environments that foster collaboration, innovation, and wellbeing in a world of work that increasingly understands the value of a happy, healthy, and well-connected workforce. PMG's 152 Fanshawe Street, owned by PMG Direct Office Fund, is a testament to this.
In our effort to be a property partner of choice, meet evolving tenant expectations and improve the overall tenant experience, we have been working closely with our tenants to gauge their requirements and improve amenities for their staff.
Overlooking Victoria Park, the property is five minutes’ walk from Auckland’s waterfront and the New Zealand International Convention Centre. The property sits between two major bus thoroughfares, and it is less than 350 metres from the motorway on/off ramp to Auckland’s North Shore. The optimum location makes it easier for tenant employees to choose alternative, more environmentally-conscious transportation options, while also encouraging a more holistic focus on wellbeing.
To make the most of this opportunity, we upgraded the end-of-trip facilities in January 2023. The new, sophisticated and modern facilities include showers, lockers, a drying room and bike storage.
Other improvements to support the tenant experience and the sustainability features of the property include:
"Our staff can now make use of sustainable transport, cycling to work and storing their cycles safely on site. They can take care of their physical and mental wellbeing by exercising before work or during their lunch break with the beautiful new bathroom and shower facilities at their disposal,” says one of the building's tenant representatives.
The building was also part of a recent recycling week programme, where we encouraged our tenants to recycle E-waste. This was received very well and we collected 92kg of electronic waste.
Over the past three years, PMG has been implementing sustainability features and systems within our portfolio, which make environmental and financial sense to both tenants and investors, and within our business (as a funds manager).
